-      SPACE OPTIMIZATION & BETTER EXPLOITATION OF THE HOTEL AREA:  current 18 room represent 800 sq mt on a total 2.120 sq mt area. There is the possibility to build up additional  rooms and services.

-      EXPLOITATION OF THE STRATEGIC LOCATION:  to draw visitors, who every day walk by the Piazzetta. Hotel Capri location is an important element also in terms of cost effectiveness in the investement appraisal, because in a hypothetical building renovation, costs of disposing of the waste material and of the material transport, will be much lower compared to structures located in pedestrian areas.

UPGRADE TO 5 Star LUXURY HOTEL,  in order to target  the growing segment of “high spenders”, whom looks for sophisticated services and facilities;

ROOMS : “BETTER & MORE” – from the current 18 rooms (5 Suites + 13 Standard) with an average rate of 160€, the new structure could be converted into 12 SUITES,  with a daily rate ranging from 800€ up to 1.100€ + 9 DELUXE rooms, with a daily rate from 400€ up to 550€ . All rooms would achieve the current hospitality standard in Capri and would benefit more of  the seaview;

SET UP OF A SOFISTICATED SPA, unique for size and location to attract  above all external visitors.

SET UP OF A NEW HIGH RATED RESTAURANT: the current restaurant is employed only for breakfast, despite its large area. It makes sense to open it only in a 5 stars facility . A new high profile Restaurant inside the renovated hotel, could generate  an annual income worth  2,5 million €.


Capri is an island located in the Tyrrhenian Sea off the Sorrentine Peninsula, on the south side of the Gulf of Naples in the Campania region of  Italy. The main town is Capri, located on the island and it shares the name. Famous for its wonderful natural beauty, deep-rooted history, mild climate and bright landscape, the island of Capri is a favorite destination for international tourists and VIPs. It is located 17 nautical miles south of Naples and 3 from Sorrento peninsula. It is about 6 km. long and from 1.2 to 2.8 km. wide. It covers a area of about 10 square km.

Some main features: the Marina Piccola (the little harbour), the Belvedere of Tragara (a high panoramic promenade lined with villas), the limestone crags called sea stacks that project above the sea (the Faraglioni), the town of Anacapri, the Blue Grotto (Grotta Azzurra), and the ruins of the Imperial Roman villas.

2,2 million people visit Capri every year and 180.000 spend at least one night on the island.

Mix of History: when Caesar Augustus visited it in 29 B.C., he was the first to build a villa here. Tiberius, his successor, lived here from 27 to 37 A.D. After Tiberius, other emperors stayed on Capri and until the 7th century A.D. it was visited and inhabited by Roman nobles. After the collapse of the western Roman Empire, the island belonged for a time to the Duchy of Naples.

From the mid-19th century onwards, following the “rediscovery” of the Blue Grotto, Italian and foreign visitors flocked to the island, attracted by the climate, the inhabitants’ hospitality and the colours and magnetic atmosphere of the places. Artists, intellectuals, writers, exiles, eccentrics and wealthy visitors chose it as their permanent or seasonal residence, contributing to form the highly varied cosmopolitan international colony that has made the name of Capri famous throughout the world. 



       Number of rooms: 13. The majority of them have seaview on the stunning gulf of Neaples. in beetween the first and second floor, the hotel offers double or twinned beds (available upon request) and the possibility of a third bed. Classic comforts as minibar, airconditioning, satellite and cable tv, private bathrooms, phone and wi-fi internet service


       Number of rooms: 5. Thought to give guests the maximum of freedom, they are on two levels as duplex, available with and without seaview, they are ideal to welcome from three to five guests. The seaview superior rooms have a small balcony also. One, at the second floor, has four moresque double windows, that facing the breathtaking panorama from Neaples to Sorrento peninsula. All typical comforts are available in the Standard  rooms plus safety boxes, wardrobe and double bathroom.


       Hairdryer , soap and beauty complimentary sets, toilets, private bathroom, sleepers, bath or shower, pay per view, cable and satellite tv, phone, minibar, wake up call service.
